Dilapidated Buildings

The Occupiers Liability Act 1984 requires all land and property owners to provide the same level of duty of care to trespassers as to lawful visitors, this includes warning of hazards and ensuring the premises are safe.

If an assessment has not been undertaken and remedial works were needed, you may be in breach of any one of the following regulations;

• The Health & Safety at Work Act 1974 (HASAWA 74)

• Sections 77-79 & 80-83 of the Building Act 1984.

• Regulatory Reform (Fire Safety) Order 2005.

• Legionella L8 The Control of Legionella Water Systems 1999 (there is a risk of build-up in water systems & also in stagnant water in the building).

• Control of Substances Hazardous to Health (COSHH) Regulations 2002.

• CAR 2012 (Asbestos / deleterious materials may be present on site).

• The Wildlife and Countryside Act 1981 (As amended)

• The Conservation of Habitats and Species Regulations 2010.

We will provide a detailed report assessing the current state of the building including key recommendations to ensure your continued compliance with current regulations.
